This beautiful custom built spacious home received a certificate of occupancy in 2002. Built in features took another six months to complete. With 2600 square feet of living space, all air conditioned with two separate systems, the home is quite livable.

The floor plan was drawn to assure spacious and comfortable rooms and to maximize cross ventilation.  As a result , all rooms have windows.  The breezy and delightful winter season on the Treasure Coast can't be really appreciated without adequate cross ventilation. All 49 ceiling lights, with the exception of the closet and bathroom lights, are recessed.   Hardwired, ceiling mounted fire alarms are appropriately placed throughout the house. All rooms in the house, including the breezeway, garage, and all three bathrooms have ceiling fans. 

The living room and the kitchen each have two Hunter fans, because of their size.   The doors, with the exception of the exterior doors and the door leading from the breezeway to the kitchen, are custom made, 6 panel, of solid pine, and are custom finished.   All doors throughout the house are 36" wide.   

The house is wheel chair accessible and grab bars have been installed in all three bathrooms.   All bathrooms have tile floors and baseboards, and ceramic tiled, over-size showers that can easily accommodate the handicapped and/or wheel chairs.   Speakman shower heads have been installed in all bathrooms.   The master bath and the guest bath have "greenhouse" windows.   

All bathrooms have heat lamps and exhaust fans in their ceilings and all cabinetry is natural maple with cultured marble sinks. The ceilings throughout the house, including the garage, are all finished in "knockdown" plaster.   All closets have fluorescent light fixtures with wall switches.   

All "crank-out" windows have bone colored mini-blinds.   The laundry/utility room has a tile floor and contains the washer and dryer, laundry tub, hot water heater ( 6 months old ) and the air handler for the main part of the house.  This room also contains adequate shelf space for laundry and cleaning supplies.   The kitchen cabinets have solid natural maple doors and drawer fronts and the cabinet shelves are of wood construction.  The draw fronts are dovetailed.  

  The washer and dryer, along with the glass top electric range, the over the range microwave, refrigerator, and built-in dishwasher ( all new to the house two years ago ) stay.   The kitchen sink is by Kohler and made of cast iron with a white porcelain finish.   The guest bedroom, master bedroom, the entry closet and the kitchen pantry have shelving and/or cabinetry made and installed by a finish carpenter.   

The main hall connecting the kitchen and living room has a wall of custom shelving with recessed lights to display a library or collections.   The garage door is insulated and has two openers.   All of the plumbing is copper pipe, run through the attic space which is accessible by way of two disappearing stairs.  There is no copper plumbing in the slab.  

The house has a 300 AMP electric service ( it can accommodate the addition of a pool ) and all of the wiring was done by a master electrician.  The house wiring runs in an enclosed but accessible trough running down the center of the attic space.   All of the numerous Decora style Leviton light switches ( key ones lighted ) and plug-ins were carefully and generously placed throughout all of the rooms.   

The kitchen has a full ceramic backsplash with several safety plug-in receptacles and under cabinet lighting.   The house is wired for telephone and cable TV.   There are telephones in all rooms, including bathrooms and the garage.   TV plug-ins are numerous.   French doors in the living room lead out to a stoop facing the back yard.   The interior of the garage is newly painted and has fluorescent lights, a work bench, significant shelving and several electric plug-ins.   

There are also plug-ins on the outside of the house.   There are two separate air conditioning/heating systems.  One for the house proper and one to handle the breezeway, computer/library, hall, bathroom, and the garage ( unit located in the garage ).   

The house has a well and three of the four outside hose bibs are connected to a pump, located in it's own enclosure, attached to the back of the house.   The house has city water but uses the nearly new septic system for sewage disposal.  City water and sewer was extended shortly after the house was completed.   Architectural shingles ( 25-30 years ) were used and oversize gutters and downspouts.  

  The guest bedroom has a large single hung window facing the backyard.   The majority of the windows are "crank-out awning" windows.  Smaller, single hung windows are located in the master bath, the computer/library bath, and the laundry/utility room.  The master bedroom has larger, single hung windows.   The bathroom across from the computer/library has a taller toilet to accommodate a tall person or someone who has trouble in getting up from a sitting position.   

All of the ceiling heights are 8 feet with the exception of the main hall at 7 feet.   The roof sheathing is exterior grade plywood and not chipboard.   There are double spotlights on the perimeter of the house at the four corners.  These lights can be actuated from several light switches located throughout the house and thoroughly light the exterior.   

The windows in the kitchen, living room, and breezeway are all wood-wrapped, and all of the other windows including the garage have marble sills.   master closet, which is carpeted, have ceramic tile floors.  All bathroom, kitchen and breezeway areas also have ceramic tile floors.   

Marble thresholds are used throughout the interior of the house where appropriate.   The living room, bedrooms and the computer/library are all carpeted wall to wall.   Attractive wood trim and baseboards are used throughout the house, including the garage, with the exception of the bathrooms that have ceramic tile baseboards.
